Indian burial mounds

There are some that believe all the burial mounds we have in our area help steer hurricanes away from our area. I am just saying!

Not much new going on with waterfront listings on the beach this week.

On Merritt Island however it was a another brisk week. Six closings on waterfront homes. Those of interest,first we closed one on Elm Hurst which was a short sale that was on the market for 3 years. This home has 3 bedrooms 2 baths with 1612 sq ft and closed for $95,000, now that is tenacity. Second is a home at Indian Bay that was also a short sale. The home features 3197 sq ft and closed for $222,000.

There were also 6 new waterfront listings. Of interest are one on Alabama st. This home is a foreclosure but on the canal. Home is small with only 1138 sq ft but it priced at $99,000. The other is on Central Ave. this home is also on the canal with 1768 sq ft and 2 car garage. This home is priced at $219,000.

If you are thinking of making a offer on a home then a good tip is to get an insurance quote when making the offer. Some of the insurance companies have really jacked up their rates.

Picture is the canal view of our listing on Basin in Merritt Island. The home is a great home for those who need room. The home has 2826 sq ft, 4 bedrooms and 3 baths and the plan is perfect for a in-law suite. Price reduced to $349,500!

Cocoa Beach/Cape Canaveral

It appears that inventory is still shrinking in this area. There are now only 37 waterfront homes available. Prices start at $239,900 for canal home with 1154 sq ft and peak at $1,750,000 for ocean front home with 5518 sq ft.

In July of this year there were 10 residential homes sold with an average price of $306,600. Of these 3 were waterfront with 2 on the canals and 1 on the ocean

In July of last year there were 7 residential homes sold with an average price of $205,290 but only 2 were waterfront both on canals.

I hope this is a trend!

If we assume that the average building cost in Florida is $85 per square. We can also assume this home will cost $162,775 to build depending on upgrades and extras. This home was purchased in June of this year. It was then torn down and is in the process of being built brand new from foundation to roof. It was purchased for $195,000. The home is listed at $429,000. They will not get $429,000 but if they do then it would be a $71,225 profit. The old rule is that if you can walk with $10,000 then it is worth the effort so they do have a lot of play with the price. I am just saying!
