"I have seen too much not to know that the impression"

"of a woman may be more valuable than the conclusion of an analytical reasoner" Arthur Conan Doyle

Listing your home???

There are still tried and true methods to sell your home. There have always been the 3 most important aspects of selling your home. Price!!! ( Be priced in the market and don’t waste time reducing to the market, it makes you appear desperate) Ease of showing!!! (there is too much competition to make agents call several people and only show certain hours) Location!!! You can’t change this so you have to price accordingly.

Several other things to consider completing before listing, (Staging) you can do this yourself or there are services that can do it for you. The most important thing is 1st impressions of potential buyers when they enter your home. (Declutter) you can also do this yourself or hire someone. We can also advise you on how to accomplish this. It is most important to make your home appear as large and spacious as possible. (Curb appeal) just make sure that the lawn is maintained and the entry to the home is as appealing as possible.

If you accomplish these things and the home is market priced it will sell with as little stress as possible.

Exciting times for buyers!
There are a couple of listings in Cocoa Beach that could be good buys. One is on Bali and features 2043 sq. ft. 4 bedrooms 2 ½ baths on the canal with a pool and priced at $299,900. The other is on Antiqua and features 1456 sq. ft. 4 bedrooms 2 baths with pool on the canal and priced at $304,900.
Get ready for the 4th!

"Remember we used to dance"

"And everyone wanted to be you and me" Dave Mathews You are never to old to dance, we were at a wedding last night and a 92 year old lady put away her walker and danced to oldies. You got to love it.

Ada and I were in Vegas last week and the pic is the ceiling of the lobby in Bellagio. The glass is by Chihuly and Ada is a big fan, unfortunately I can't afford any of it.

Amazingly condos are out selling waterfront homes. There was only one sale on waterfront homes this week but it was cool. A home on the Indian River built in 1960 was listed for $595,000 and closed for $512,000. The property sits on .81 acre and the home is livable for most people. It was not that long ago that you couldn't touch the land for that price.

Enjoy your Sunday!

"When riding ahead of the herd"

"look back every now and then to see if it is still there"
Will Rogers

There are 43 waterfront homes in Cocoa Beach and Merritt Island under contract. They range from $128,900 to $1,075,000.

There is a unique home on the Indian River that was built in 1901 and renovated over the years. This home has 1.72 acres with 1924 sq. ft. The only negative is the location on Tropical Trail that the property is located. Listed at $499,900.

On a canal in Cocoa Beach a home just closed for $255,000 and listed at $279,000. Home was on the market for 73 days and featured a pool and updated kitchen. There are deals available.

Another home on a canal in Cocoa Beach just closed for $195,000 with an original list price of $250,000. The home is currently being dismantled for renovation. I showed this home several times but a project of this size is not for everyone.

Have a wonderful Fathers Day!

"When you are dissatisfied and want to return to youth"

"Think of Algebra" Will Rogers

Cocoa Beach, home of Kelly Slater and Budwiser

We should face the fact that I can give you deals on the water that compares to 10 years ago. You can have a nice canal home in Cocoa Beach in the mid $200,000's or you can have a nice canal home on Merritt Island for less than $200,000. This may not be your dream but it could be something to consider.

There are a few Real estate agents who will straight up tell you that it is time to buy. I have to qualify that with it is a good time to buy if you don't overpay. Find a agent who will take the time to do the comps and write the offer based on the market and not on hype. We can do this together.

There was a home on the ocean with 3 bedrooms 2 baths and needed updating but this was direct ocean with a large lot and endless potential. Priced at $599,000, we tried to get a lot of people to pull the trigger to no avail, it is now under contract and with $100,000 in upgrades it will be a jewel on the ocean.

It is just a shame that more people don't find a agent who will work for them and not the commission.

Peace out!
