"They were good in bed" The Eagles
I am as guilty as everyone else but there are times when we become consumed with numbers like price per sq. ft. There are many more important factors to consider when buying a property like neighborhood, condition of the property, association, location and most importantly is when you ask if this is the property for you. When buying a condo the health of the association is more important than ever before, if you think you have gotten a deal on a condo only to find out the following year that you are being assessed $30,000 for balcony replacements then the deal is not so great. My wife is helping a friend who is like another son to us and he was very nervous about a purchase. Ada asked; will you feel good every day when you come home and will you feel comfortable writing that check once a month, his answer was yes so he went forward with the deal. Ask yourself these questions even before considering making an offer.
Four new homes on the water listed this week that may be of interest.
Home in Villa de Palmas in Merritt Island, sits on a canal with over 2000 sq. ft. with a list price of $299,900. The home is well maintained and features a dock and boat lift that will accommodate an 8000 lb. boat.
Another home listed in Cocoa Beach that is on a small lot but is direct Banana River. The home is around 1500 sq. ft. but the views are great, home is listed at $305,000. You are buying the water and location.
A home in Merritt Island that is direct Indian River on .69 acre is listed at $699,900. This home shows being on the market for 2 days but in reality has been on the market much longer. Originally listed at $799,900 but withdrawn and put back on the market. The home features 4482 sq. ft. and 3 car garage.
Walker Bagwell Properties has a new listing on Edwards Bay in Cocoa Beach that is in a unique location. Edwards Bay is very protected and a short trip to the channel. Home has over 2000 sq. ft. with 4 bedrooms 2 baths, pool and dock. The owners have kept very detailed records on all the upgrades that have been done to the property.
Have a wonderful Sunday
