A lot of people haven't heard of the FHA program that is called a 203K. This is a situation when you are purchasing a house that needs a lot of work. You can get a deal done on the house for an acceptable price and then you can get a contractor in to give you estimates for the work to be done and this can include upgrades like granite, stainless and most other upgrades. You then tell your lender that you want this much money in the 203K. The extra money is held in escrow and you take construction draws as you do the work. You have 6 months to complete the repairs and you can defer payments until you are finished at that time they will reappraise the property and your mortgage payments will begin at that time.
A perfect home for this mortgage would have been a canal front home in Cocoa Beach with a pool that was listed at $169,000. If you put a $100,000 in this home it would be a beautiful home with a pool on the canal for $269,000 or about $50,000 under market value. Unfortunately this home is now under contract.

Since our last post there have been 17 new listings on the water in Merritt Island and beachside. These are priced from $188,900 to $859,900. The most interesting home is the one at $859,900. This home has been on the market since 2009 and the owners are now on their 3rd realtor. It has been priced from $750,000 all the way to $1,400,000. There is a home with a pool on the property plus what is called an historical cottage. The home sits on .71 acre on the river but all other homes around it are on normal sized lots. It just might be the price not the realtor that needs to change.
During this same time frame there have been 19 waterfront homes sold. These homes range in price from $139,000 to $565,000.
This is why the waterfront home inventory in this area is shrinking which is a good thing for the seller. It is getting to be more and more difficult to find the right home for our buyers.

The single family home market still is rather exciting these days to say the least. On the beach area our inventory is still shrinking with waterfront homes that are priced right are closing rather quickly.
In the last 2 weeks we have had 2 canal front homes close in Cocoa Beach. The 1st was priced at $214,000 as a foreclosure, closed in one month for $214,000. This home was small with 1356 sq. ft. but does have a pool and of course needs cosmetics.
The 2nd home had 1521 sq. ft. and was move in condition. This home was listed at $269,900 and sold for $254,000; this home was on the market for 2 months. As you can see this is why our inventory is shrinking.
A couple of new listings are worth taking a look at as in my opinion could be good buys.
The 1st is in the Snug Harbor section of Cocoa Beach. The home is a short sale and needs a lot of work but priced at $279,000. This home is on a canal with 1764 sq. ft. and sits on .36 of an acre so there is room to expand or put in a pool. The 2nd is in the river Isles section in Cocoa Beach. This home has 1772 sq. ft. on a canal priced at $324,900. The home has been upgraded so you could move right in and enjoy the life.
With lower prices and the mortgage rate being the lowest in history, this has proven to a good time for the serious seller and the buyer.

So far in September the only waterfront home that has sold was in Satellite Beach. The home has 1974 sq. ft. and features 3 bedrooms and 2 baths. The home is on the canal and sold for $310,000.

A bank owned home on Merritt Island located on the east side of N. Banana river dr. That means a shot to the locks with no low bridges. Home was built in 2008 and features 4 bedrooms 3 baths with 2582 sq. ft. The list price is $368,000 and I don’t think it will last long.
A home has come on the market and is also on Merritt Island. This home is in Waterway Manor and features 2125 sq. ft. with 4 bedrooms 2 baths and a pool. Almost everything in the home is newer. All this and priced at $329,900.
If you are looking for a project then this is the home for you. The home is located in Cocoa Beach on a canal. The home has 1452 sq. ft., 3 bedrooms 1 ½ baths and a price of $210,000. The home has no A/C, the roof also leaks so we would have work on that price.
It is getting to be tricky pricing homes. It seems there is almost weekly changes.

Indian burial mounds
There are some that believe all the burial mounds we have in our area help steer hurricanes away from our area. I am just saying!

This home has 3 bedrooms 2 baths with 1612 sq ft and closed for $95,000, now that is tenacity. Second is a home at Indian Bay that was also a short sale. The home features 3197 sq ft and closed for $222,000.

If we assume that the average building cost in Florida is $85 per square. We can also assume this home will cost $162,775 to build depending on upgrades and extras. This home was purchased in June of this year. It was then torn down and is in the process of being built brand new from foundation to roof. It was purchased for $195,000. The home is listed at $429,000. They will not get $429,000 but if they do then it would be a $71,225 profit. The old rule is that if you can walk with $10,000 then it is worth the effort so they do have a lot of play with the price. I am just saying!

I am as guilty as everyone else but there are times when we become consumed with numbers like price per sq. ft. There are many more important factors to consider when buying a property like neighborhood, condition of the property, association, location and most importantly is when you ask if this is the property for you. When buying a condo the health of the association is more important than ever before, if you think you have gotten a deal on a condo only to find out the following year that you are being assessed $30,000 for balcony replacements then the deal is not so great. My wife is helping a friend who is like another son to us and he was very nervous about a purchase. Ada asked; will you feel good every day when you come home and will you feel comfortable writing that check once a month, his answer was yes so he went forward with the deal. Ask yourself these questions even before considering making an offer.

Ada and I were in Vegas last week and the pic is the ceiling of the lobby in Bellagio. The glass is by Chihuly and Ada is a big fan, unfortunately I can't afford any of it.
Amazingly condos are out selling waterfront homes. There was only one sale on waterfront homes this week but it was cool. A home on the Indian River built in 1960 was listed for $595,000 and closed for $512,000. The property sits on .81 acre and the home is livable for most people. It was not that long ago that you couldn't touch the land for that price.

We should face the fact that I can give you deals on the water that compares to 10 years ago. You can have a nice canal home in Cocoa Beach in the mid $200,000's or you can have a nice canal home on Merritt Island for less than $200,000. This may not be your dream but it could be something to consider.
There are a few Real estate agents who will straight up tell you that it is time to buy. I have to qualify that with it is a good time to buy if you don't overpay. Find a agent who will take the time to do the comps and write the offer based on the market and not on hype. We can do this together.
There was a home on the ocean with 3 bedrooms 2 baths and needed updating but this was direct ocean with a large lot and endless potential. Priced at $599,000, we tried to get a lot of people to pull the trigger to no avail, it is now under contract and with $100,000 in upgrades it will be a jewel on the ocean.
It is just a shame that more people don't find a agent who will work for them and not the commission.

"Naked man attacks Christian radio station"
This was the leadoff on the evening news last night. The great Florida satirical writer Carl Hiaasen came up with “Naked came the Manatee” but I don’t think he could come up with anything better than the truth. We have had hanging chads, politicians doing the foot tap in the bathroom stalls and the hits just keep coming on a daily basis. If you remember the movie The Burbs when the stoner kid says “God I love this neighborhood” well I feel the same way about Florida, beautiful weather and always entertaining.
A few new home listings this week.
A new home listed in Merritt Island on a canal with a price of $175,000. This is a 3 bedroom 2 bath with 1960 sq ft. The location puts it at an intersection of canals which makes for good views. Good price for a canal home.

A lot of agents write every offer on an as-is contract with right to inspect, knowing that the buyers are not going to accept the property as-is. They feel it makes the offer appear stronger. There is nothing illegal or unethethical with this practice however it may sometimes put the seller on the defensive when after inspections the buyer asks for a new A/C. After viewing the property, you can usually tell if it is going to need some repairs. In this scenario it may be better to present the offer on a regular contract and negotiate from the beginning what the seller may be willing to put out on repairs. There are some required repairs if the buyer is going FHA or VA. Just a hint to keep in mind.
Two new waterfront listings in our areas.
A home on the canal of Waterway Manor in Merritt Island has been listed at a very relistic price of $215,000. This home has 3 bedrooms 2 baths and 1700 sq ft. Features a small boat lift for a 16' boat which is ideal for redfish and trout in the rivers and canals. Priced right!
For the person with a little adventure to seek out in life. A new listing in Cape Canaveral on the ocean which has been licensed for weekly rentals has hit the market. This is a 2 story home with garage and 3 bedrooms 2 baths. The beach is literally your backyard with tiki bar. Continue to rent or make it your home. Listed at $1,100,000 which may be a little high in todays market.

Recently I was preparing comps for one of my listings and as to no surprise due to days on the market, we are overpriced. Price is still one of the most important factors if not the most important factor for selling in todays market. All we can do as a Real Estate agent is to show the seller the current comps that have sold. If serious then the seller should price their property at a very competitive price. We used to have the advantage of letting the market catch up with the price, unfortunately in todays market, the market will put us out of the price range entirely.
The 3 comps I found are non-waterfront homes in Cocoa Beach. These homes are priced $165,000, $169,000 and $198,900. 2 of these are short sales and one has a pool. They all have at least 3 bedrooms 2 baths and the higher priced home has 3 baths. All this means is at the present time you can buy on the beachside for the same as the mainland if you don't have to be on the water. One thing about Cocoa Beach is you are never far from the water.

If you are getting prepared to buy a home or if you are already under contract, then please keep in mind that the PMI rate (private mortgage insurance) will be going up significantly. FHA & VA mortgage PMI rates are going up by .25 %. Make sure your lender pulls your case number by 4/18/11 and your rate will remain the same. The good news is this will replenish the funds and these mortgage tools will stay available which are invaluable tools to the 1st time buyers and buyers who prefer a low down payment.

There is a listing on one of my favorite streets with a very nice view of the thousand islands and fantastic sunsets. This home features 3 bedrooms 3 baths and 2 car garage with a pool and boat dock. Home has 3926 sq ft and priced at $599,900. This would be a wonderful place to call home.
Merritt Island
Canal homes on Merritt Island have reached the point of price that they are very affordable for many more people. The middle $300,000s' not very long ago was the norm for these homes regardless of condition.
A new listing with pool, boat dock and 2285 sq ft has hit the market for $269,000. The home features 3 bedrooms and 2 baths with a large office. The boat ride to the ocean is not that long from the location.
It may be time to look at homes that you have thought about for a long time.

Of these, 8 were canal homes and the average sale price was $280,875 and of these 3 were short sales.
There have been 2 ocean front homes sold this year with a average sale price of $580,000, one of these was a short sale and the other needed repairs completed from the hurricanes of 2004. Ocean front property is still at premium prices for good reason.
There is an active listing in Country Club estates that is direct Banana River and priced at $729,900. This home features 3981 sq. ft. with 5 bedrooms 3 1/2 baths and pool. This home was remodeled in 2008. This could be a great home for the right buyer.

Median Home Prices ????

There is yet another new survey in the paper today and it concerns median prices for homes in Brevard County.
According to the survey the median price home in Brevard is now $93,200 down from $202,500 in 2007. This is totally deceptive to the public. The group that is coming back to the Real Estate market in droves are the investors. This group is very savvy in putting their money in Real Estate. They now see that you can go to the mainland in cities like Palm Bay, Cocoa, Rockledge and Titusville and purchase homes that they intend to put on the market as rental properties. These homes can be purchased and the cash flow is now coming back to the investor. They can then wait for the market to come back and get some equity from these homes. We still have the group that are purchasing homes as 2nd homes, upgrading their existing homes and retirement homes or believe it or not moving to Florida not to have to shovel snow any longer. For this group the median price is an entirely different animal as it is much higher.
The same is true for the condo market but even more dramatic. The median price of condos includes all condos sold in Brevard County. Now if you wanted a true median price you would have to separate these condos in size and location. For example if you took the median price of oceanfront condos sold in Brevard then you have totally skewed the median price onward and upward. The median price for oceanfront has dropped but not nearly as severely. There is a large condo complex in Merritt Island that was originally apartments and converted to condos. The buyers paid premium prices for these units as it does have amenities and waterfront. Since then the units have been resold and almost exclusively by HUD with the median price being around $23,000 now what do you think that did to the median condo price in Brevard. You can still get a deal but don’t be deceived by blanket surveys.
The best thing you can do is to tell your agent what you are looking for in a property. The truly ethical agent will naturally show you what you are looking for at the very best price that can be attained. Believe it or not there are agents who will put the commission on the back burner and serve their client.

By now I think everyone has seen the 10 questions to ask a listing agent if you are considering selling your home. There is one other step I think is very important. If you are considering listing then call the real estate office on the weekend and see if anyone answers the phone or even calls you back. A lot of showings occur on the weekends for obvious reasons. It is imperative you don’t miss out on weekend showings. They should also maximize the photos in MLS.
Cocoa Beach
In my opinion one of the best buys on Cocoa Beach canal front is a home on a canal which is an estate sale. This home features 4 bedrooms 1 ½ baths with 1756 sq. ft. Sits on a canal with riparian rights and priced at $259.000. I am sure it needs work but this could be a nice home with built in equity.
For the buyer not faint of heart there is a home on the same street as the home above that needs a ton of work but it does have 1814 sq. ft. and listed at $230,000 on a canal. If you have time this could be worth a look.
Merritt Island
There are too many good buys in Merritt Island to even list but if you send me an email I can give you the full list.
There is one on S. Tropical trail that is a 3 bedroom 2 bath home with a 1 car garage and 1660 sq. ft. This home is a foreclosure and listed at $154,900. The home is on a canal and could be an excellent investment.
The other home I personally like is on S. Tropical with1.68 acre. This home features 5 bedrooms 4 ½ baths with 4399 sq. ft. The home also features a 4 car garage with a RV space and an infinity pool and entertainment area. Priced at $1,257,000 on the Banana River makes it desirable if you are looking for a primary residence.

I know in this market everyone is trying to save money and get the most bang for their buck. With that said, there is a new listing on Merritt Island that the owners used a MLS entry company with no further services. This home as said in the description features 2345 sq. ft. , gas heated pool, on the canal, gourmet kitchen, 4 baths with custom tile work, dock and much more. With all those features there is only one picture. Are they saving money when they are setting appointments, no pre-qualification and show their home themselves??? This week is waterfront living on the beachside. In 2011 there have been 6 single family homes sold in the Cocoa Beach/Cape Canaveral area. These homes sold from $169,000 to $340,000, of these homes 4 were waterfront homes with navigable canal frontage. We haven’t seen waterfront prices this low in a very long time. The moral of the story is if you have ever dreamed of living in a home that you can keep the boat at back and walk to the beach then it could be time to buy. There are still 66 waterfront homes on the market priced from $224,900 all the way up to $1,499,900. You can rest assured that a home over 1M is on the ocean since these homes are still rare. The other homes are either on the Banana River and the lower priced homes are usually on a canal.
An interesting listing in Cocoa Beach is a bank foreclosure. The home is on the end of a canal and listed at $399,900. The home has been enlarged and now features 3489 sq. ft. under air and a 2 car garage. This could be one to make an offer to the bank
Merritt Island
For those who are not familiar with our area, Merritt Island is one river over from the beachside about a 10 minute drive. It is a very popular place for fisherman and boaters. It is also one of the last places you can acquire some acreage with waterfront.
There have been 10 waterfront homes sold this year in Merritt Island. These homes had sale prices between $140,000 and $415,000. The one $415,000 home is on the Indian River and was built in 2002 with 2924 sq. ft. and almost 3 acres.
There are over 100 homes on the water listed at the present time. These homes are priced from $97,000 all the way up $2,750,000. Generally speaking the multi-million dollar homes are usually on the Indian River which is an inter-coastal waterway and most have over an acre of land. The one priced at the top has 5 acres with nice river frontage and the home has been renovated.
One that caught my eye is on the east side of Merritt Island which means there are no bridges between the home and Port Canaveral with oceanfront fishing. The home has 1828 sq. ft. with a list price of $269,000. This makes for a very reasonably priced home for the serious fisherman or weekend dweller.

No place like home
OK, I will give that to Dorothy but if you love where you live it has never been more true than about Cocoa Beach. I think I love Cocoa Beach since it is truly a small town on the beach. I like knowing my mail man's name, my UPS man's name, Fed-Ex man's name and when I go to a restaurant or bar everyone knows your name. There are very few places in the USA you can find that anymore.
I will try to use this blog to let you know what is going on in Cocoa Beach. The prices are at an all time low and the bargains are out there. If I had only known when we bought our latest condo I would have held out a bit longer.
We are changing gradually as in most small towns. We are changing the good old goverment to a more progressive government. We have our first place with dining on the sidewalk, it is about time. It is Heidi's Jazz Club in downtown Cocoa Beach, you can sit on the sidewalk and have some Bavarian dishes and go inside to hear some world famous jazz musicians perform.
If you really want to live in Florida then Cocoa Beach is the place.
My next post will be my favorite picks to buy and I will go to condos and single family homes.
